1. Scope of Service
Skandiva Hem AB offers a comprehensive solution for short-term rental of residential properties on behalf of property owners. The service includes the facilitation of accommodation through digital booking platforms such as Airbnb, Booking.com, and others.
• Under our brokerage model, the property owner makes their home available for short-term rental while Skandiva Hem acts as an intermediary and manages operations and rentals. The property owner receives compensation per completed rental, while Skandiva Hem receives a commission according to the agreement signed between the parties.
2. Division of Responsibilities
Property owner’s responsibilities:

Provide accurate and up-to-date information about the property.

Ensure that the rental is permitted by the housing association, landlord, or relevant authorities.

Inform Skandiva Hem of any changes, access restrictions, damages, or other important matters.
Skandiva Hem’s responsibilities:

Handle marketing, booking administration, guest communication, cleaning logistics, and key management.

Verify all guests to the extent allowed by the platforms, to ensure a safe and reliable rental experience.

Advise the property owner on suitable insurance solutions and ensure coverage via platform insurance when possible.
3. Compensation and Payment
The amount of compensation, its distribution, and other financial terms are specified in the individual agreement between Skandiva Hem and the property owner. Payments to property owners are made monthly in arrears. The property owner is responsible for reporting income in accordance with the Swedish Tax Agency’s regulations.
4. Insurance
It is the property owner's responsibility to have valid home or rental insurance. When renting through Skandiva Hem, some protection may be provided through the platform’s insurance, such as AirCover (Airbnb). Exact terms, including deductibles and maximum coverage, are stated by each insurance provider.
5. Cancellations and Guest Responsibility
Cancellations are handled according to the cancellation policies of the respective platforms. Skandiva Hem strives to communicate with both guests and property owners in the event of issues and to handle incidents where guests violate rules or cause damage.
6. Termination of Cooperation
The cooperation between Skandiva Hem and the property owner may be terminated by either party with 30 days’ notice, unless otherwise agreed in writing. Bookings confirmed prior to termination must be honored according to existing terms.
7. Force Majeure
Neither party shall be held liable for failure to fulfill their obligations if caused by events beyond reasonable control, such as natural disasters, war, pandemics, strikes, or other unforeseen external events.
8. Limitation of Liability
Skandiva Hem is not liable for indirect damages such as loss of income or losses due to third-party issues, such as with digital booking platforms. Skandiva Hem cannot be held responsible for technical errors, operational disruptions, or force majeure events.
9. Immediate Termination for Breach
In the event of serious contractual breaches, fraud, or repeated negligence, Skandiva Hem reserves the right to terminate the cooperation immediately without notice.
